Lime Wharf - Completed Shared Ownership Development in Hackney
Lime Wharf is the latest Shared Ownership scheme to be completed by Family Mosaic located beside Regents Canal in Hackney.
There were 6 apartments available through Shared Ownership: 1 one bedroom, 3 two bedroom and 2 three bedroom. The majority of apartments made available on the affordable housing scheme were sold to applicants who either lived or worked in Hackney.
The Shared Ownership apartments at Lime Wharf were priced from £349,250 (£104,775, 30% share) for the one bedroom apartments, £640,000 (£192,000, 30% share) for the two bedroom apartments and £785,000 (£235,500, 30% share) for a three bedroom apartment.
Lime Wharf maintains the mixed residential and commercial character of the Regents Canal conservation area. The ground floor of the development houses workshops and studio spaces with the residential areas on the upper floors benefitting from all that waterside living has to offer.
The apartments at Lime Wharf feature architect designed interiors finished to a high specification. Modern lines complement the architecture and create a sense of space and light. Many of the apartments featured en suites to the master bedroom and all benefit from balconies or terraces.
Our approach to this residential development was to split the residential accommodation into separate blocks and place them at podium level above the business units below. This affords the dwellings an excellent position on the canal and offers the opportunity for residential amenity between the blocks. The separation of the residential block ensures sunlight can reach the canal, thus promoting the canal’s ecosystem. The spaces between the residential blocks also provide all dwellings with a canal view and a dual aspect outlook.
We are a design-led practice that produces contemporary urban architecture that is designed specifically to take advantage of the opportunities offered by each site. This approach informed the conceptual layout of the development and the choice of materials. The horizontal zinc cladding was chosen to reflect the horizontal nature of the canal.
Providing a variety of good quality amenity spaces was an important part of our design. Each flat has private amenity space in the form of a balcony, terrace or patio. Nearly every flat has a view of the canal (some at an angle). In addition, two large raised communal gardens are provided on the podium and two communal roof terraces. Each flat has access to a communal garden and private balcony.
The practice approaches all the schemes we design by trying to achieve the optimum sustainable performance by passive means first (e.g. building orientation layout etc). The flats are dual-aspect as this provides a comfortable living environment which can be naturally lit and ventilated. To improve further upon the energy performance of the scheme, roof-mounted communal air-source-heat-pumps supply communal heating system for flats and brown roofs are included to encourage biodiversity and provide for habitat for flora and fauna, at the top of each residential block. The site has a high access rating to public transport and therefore the sustainability aspects of the scheme are further enhanced by the inclusion of cycle stores and absence of car parking.
Canal Side Living
Lime Wharf is accessed from Branch Place on the south side of the Regents Canal and comprises three blocks set above ground floor commercial space made up of workshops and studios.
The canal runs along the northern edge of the development with the towpath providing access on foot or by bicycle. Bridport Road to the west and DeBeauvoir Road to the east are the closest points at which to cross the canal. Shared Ownership purchasers will have access to the landscaped terrace between blocks A and B and those with properties in block A will also have access to a fourth floor roof garden within their block, which provides views of the canal and beyond.
